Step Up for Repeat Homebuyers or Refinancing
The Step Up Program has a purchase loan if you’re a current homeowner or became a homeowner within the last three years and you want to buy a different home. You may also use the Step Up Program to refinance your current home at an affordable, fixed rate. For more information, click here.

Mortgage Credit Certificate Program for First-Time Homebuyers
With the Mortgage Credit Certificate Program, you can get an affordable MHFA mortgage, optional downpayment assistance, and/or a federal income tax credit of up to $2,000 per year. Plus, you may be able to claim a percentage of the mortgage interest you pay each year as a federal income tax credit and deduct the remaining mortgage interest. For more information, click here.

Downpayment & Closing Cost Loan Program
When you get an MHFA mortgage, you may also receive an optional downpayment and closing cost loan of up to $12,000. However, this is only offered to individuals that meet the eligibility requirements and have an MHFA first mortgage loan. For more information, click here.
